Kingston Real Estate Market Update | May 2026

What’s happening in the Kingston housing market as we head toward summer? May continued the momentum we’ve seen throughout the spring, with transaction volume increasing again and inventory levels holding steady.

Here’s where May landed (vs. April):
🏡 187 residential sales
📅 32 average days on market
💰 $634,000 average sale price
🗓 3 months of inventory

The Bigger Picture: Year-to-date, Kingston has seen 658 residential transactions, down 3% compared to the same time last year. The average sale price sits at $610,000, down 4% year over year, while inventory levels remain consistent at just under 4 months of supply.

One important thing to remember is that average sale prices don’t always tell the full story. While May’s average price was lower than April’s, much of that change can be attributed to increased activity in more affordable price ranges rather than a broad decline in home values.

June will be an important month to watch as we get a clearer picture of how the market is likely to perform through the remainder of 2026.
