OPEN HOUSE @ 198 RAGLAN RD, 2-4 PM

I've been doing this work for twenty years now, and that's never felt less than surprising, and a little weird. But then so few of us wind up where we expect to wind up.

Running open houses is particularly odd for me. My face pushed right up against the glass. Reality hitting home.

You can witness me experiencing that slightly dislocating sensation at 198 Raglan Rd this afternoon. Sounds like fun, doesn't it?

Hundreds of student-aimed condominiums have been built along Princess St, great shadow makers, a looming sort of honour guard for the cars and buses. But there will always be a strong market, I’m convinced, for a classic red-brick four bedroom home two-blocks from the main drag, and a barely-awake fifteen-minute amble from Stauffer. You add a self-contained bachelor suite to the back of that metal-roofed late Victorian classic, and the lure becomes just about irresistible. The front unit is already vacant and the rear will be the same way at the end of August. There is also opportunity here to convert back to a single-family home, and with the quite brilliant Central Public School directly across the street, that feels an eminently reasonable future. In that scenario you use the bachelor suite to help with the mortgage, or you absorb it into the main house and gain a bathroom and a family room. There is lots of period character to go along with all the modern conveniences, and McBurney Park is right around the corner.

I used to own the place opposite 135 James St, in downtown’s Inner Harbour neighbourhood. This is going way back. I was tending bar, and in my spare time writing poems and a slew of derivative stories. Raymond Carver I was not. I never left home without wondering at the history of 135. I have been excited about the possibility of listing the marvellous limestone home at 25 Wellington St since late fall. Without wanting to tempt fate I mentioned it (in hushed reverential tones) to a few colleagues and friends. I wandered past. This is before the first snowfalls. I re-read its history (the same family has owned it, tended to its needs, lavished attention on it, since 1963), and I pictured myself on its grand staircase, or on the narrow stairs down to the basement (where the kitchen used to be). And when the contract was mine, I began to strategize, and to pull the threads together, to fill the rooms with flowers. It is an exciting listing for me, and perhaps a dreamy once-in-a-lifetime possibility for you.
