The July numbers came out recently and may look a bit contradictory at first glance.

Average sale price: $658,437, up 7.4% from last July. Benchmark price for a typical home: $552,500, down 0.6%.

Both of those numbers are correct. The average moves with whatever happened to sell that month, and July had the highest dollar volume of any July in over five years.

Meanwhile, there were 1,500 homes on the market at the end of July, the most for a July in ten years.
