Montreal’s Market Hits the Reset Button 🏡
August brought more choice—and a little more breathing room—for Montreal homebuyers. The market is becoming more balanced as sales slow and inventory grows, giving buyers more properties to consider and slightly more time to make decisions.
Key market statistics:
Residential sales: Down 13% year over year
Active listings: Up 18%
Single-family home median prices: Up 3%
Condo median prices: Up 4%
Condos are leading the shift. In some parts of the Island of Montreal, the market is approaching buyer-friendly territory as inventory builds and demand becomes more selective. Buyers may have greater negotiating power, especially when a property has been listed for a longer period or requires updates.
However, prices have not started to decline. Median values increased for both single-family homes and condos, showing that well-priced, desirable properties continue to attract interest and hold their value.
What this means for buyers:
More properties are available to compare.
Buyers may have more time to make decisions.
There may be greater room to negotiate, particularly on listings that have been on the market longer.
Properties requiring renovations could offer additional negotiating opportunities.
What this means for sellers:
Accurate pricing is more important than ever.
Strong presentation and professional marketing can help attract serious buyers.
Sellers may need to be more patient as buyers take longer to compare their options.
The takeaway? Buyers can negotiate more confidently, explore a wider range of properties, and take a closer look before making an offer. Sellers, meanwhile, may need sharper pricing, strong presentation, and a little patience to attract serious interest in a more balanced market.
