One of my favourite things about travelling is realizing just how differently we live around the world.

As a Canadian Realtor, naturally I can’t look at a home without thinking about the numbers. 😂

Then you come to Greece and walk through a village where people are still living in homes that have been standing since before 1645.

BEFORE CANADA EVEN EXISTED.

In Canada, we talk about square footage, renovations, resale value and what needs updating.

Here, you’re looking at centuries of history that people still call home.

And suddenly you realize…

There isn’t one way to build a home, live in one, or define its value.
That’s what I love about travelling. It doesn’t just show you different places. It shows you different ways of living.

Although, my Realtor brain is STILL wondering what it’s worth and what a home inspection on a 400-year-old house looks like. 😂

You see the dream home. Your Realtor should be looking for everything that could make it a nightmare. 👀🚩

Here are 5 things I’m looking for before I ever tell you to make an offer:

🏠 1. The expensive stuff hiding behind the pretty stuff
I’m looking at the age and condition of the roof, furnace, AC, windows, electrical, plumbing, foundation and other major components. A beautifully renovated kitchen doesn’t mean much if you’re about to inherit a $20K repair.

💰 2. The costs that don’t show up in the listing price
Property taxes, utilities, maintenance, insurance, potential repairs and condo fees if applicable. I want you to know what owning this house could actually look like month to month.

📍 3. What’s happening beyond the property line
I’m paying attention to traffic, noise, neighbouring properties, nearby development, zoning, access, amenities and anything that could affect your quality of life or future resale value.

🔎 4. The little things that could become big things
Water stains, musty smells, cracks, drainage issues, grading, poor workmanship, deferred maintenance, odd layouts and signs that something deserves a closer inspection. I’m not replacing a home inspector, but I am paying attention to what deserves a second look.

📈 5. How this house performs when it’s no longer your dream home. Because eventually, you may sell. I’m thinking about location, layout, functionality, buyer demand and what could make this property easier or harder to sell down the road.

I’m not there to find reasons to hate the house.

I’m there to make sure you know what you’re actually buying.
Because the goal isn’t simply to get the keys.

It’s to be happy you bought the house after the excitement wears off.
