🏘️ Real estate investing offers several avenues for making money. One such avenue is with multifamily homes.

👌 While this type of investing isn’t for everyone, there are definite advantages associated with investing in a multifamily dwelling. Here are four reasons it’s a good thing.

1. More money coming in. While multifamily homes may not be as good a return on your investment as single-family homes are, these properties almost always have a better cash flow

2. It’s more convenient. Multifamily dwellings only have one lawn, one roof, one hvac unit, etc. Everything is in one place, making it easy (and probably cheaper) to maintain the property.

3. Vacancies aren’t as detrimental. Tenants move out. It’s the nature of the beast, but when they leave a multifamily property, there’s always the other tenants living in the other units that continue to pay rent each month.

4. You can live in one of the apartments. Living in one of the units, you can qualify for the same types of loans you’d get when purchasing a single-family home, making it less expensive overall.

THE FURNITURE: How your home is furnished makes a big difference in how buyers perceive it, there are firms you can hire to bring in modern furnishings to make your home look bright, fresh, and clean.

THE FLOORS: If the flooring is badly worn or stained, it might make more sense to replace it. You can buy cheap flooring that might not necessarily be to your liking, but if it helps your home sell, it’s worth it.

🏠 You need to take care of a few things before you can turn your home into a rental property.

🔑 Here are the steps involved.

Step 1 – If You Have A Mortgage, You May Need To Wait

If you purchase the home and tell your lender that you’re going to live in it and then done, they may foreclose on the home if they find out. Check with your lender to find out if any waiting periods exist before turning your home into a rental.

Step 2 – Find Out If You Qualify For Another Mortgage

It’s important to find out if you qualify for another mortgage or not before converting your primary residence. While the rental income may help you qualify, your lender may not even consider it.

Step 3 – Got An Hoa? Check With Them First

If the home you want to convert to a rental property is governed by a Homeowner’s Association (HOA), you may not be able to convert it. The HOA may have rules against it, so be sure to check with them first.

Step 4 – Update Your Homeowner’s Insurance Policy

If you need to make a claim after you’ve converted your home into a rental property and you haven’t updated your homeowner’s insurance policy to a landlord policy, your claim will probably be denied.

Step 5 – Learn The Tax Laws That Apply To You As A Landlord

While it’s a good idea to hire a tax advisor for your investment property, it’s a good idea to learn the laws yourself so you can make an informed decision as to whether turning your home into a rental is a good idea or not.

Step 6 – Get Yourself And The Home Ready

Take a look around the house and identify any repairs or upgrades that need to be made. Don’t go overboard with the upgrades but keep the property on par with other rentals in the area.

You can make your own shower spray simply by purchasing a cheap spray bottle and filling it with distilled white vinegar.

💃 Renting comes with several benefits, one of which is the fact that you usually don’t have to fix anything yourself. However, there are some instances where it might just be easier to do it yourself rather than wait for a repairman.

🔽 Here are several things you can probably fix yourself, even if you rent.

1. Inefficient heat/air
Clean/replace the filter, install insulation around ductwork and avoid adjusting the thermostat up or down drastically.

2. Old caulking
If you notice the caulking in your apartment bathroom is yellowed or grimy-looking, you can purchase the supplies you need to replace it fairly cheap

3. Holes in the walls
