The Waterloo Catholic District School Board (WCDSB) has released its annual report, highlighting significant enrolment growth and the urgent need for new schools to accommodate rising demand.

Key Highlights:

● Enrolment Growth: A 5.6% rise in student numbers this past year, with an additional 4.1% increase expected next year.

Canada Post workers are back on the job after a month-long strike that left letters and parcels stuck in limbo.

Key Highlights:

The strike, involving 55,000 postal employees, began on Nov. 15 and ended after a government intervention.
Backlogs: Canada Post warns customers of delays lasting into the new year as they work through trapped mail and parcels.
Post offices will begin accepting new letters and packages by Thursday.
While negotiations remain unresolved, the government has appointed an inquiry commission to tackle wage increases, weekend deliveries, and structural challenges.

Are you waiting for holiday mail or packages? How do you feel about the strike and its impact on Canadians?

Big changes are coming to the Canadian mortgage landscape starting December 15, 2024. The federal government is rolling out new rules designed to make it easier for first-time buyers to enter the housing market and support a recovering real estate sector.

Key Highlights:

Longer Amortization Periods: First-time homebuyers with insured mortgages can now extend payments up to 30 years, increasing purchasing power by an estimated 9%.
Higher Mortgage Insurance Cap: The limit for insured mortgages rises from $1M to $1.5M, reducing down payment requirements for homes in high-cost areas like Toronto and Vancouver.
What Does This Mean?

Easier access for first-time buyers, especially for newly built homes.
A potential lift in home sales and prices in the first half of 2025.
However, critics warn these policies may increase household debt and financial stress in the long term.
How do you think these new rules will impact the housing market in Waterloo Region? Will this make homeownership more accessible or drive prices even higher?

Waterloo Regional Police are investigating a rental scam that left 21 victims, mostly new students, out of a combined $63,000.

Here’s what happened:

Individuals responded to a social media ad for a rental unit on Chandler Drive.
They signed agreements and paid first and last months’ rent, only to discover the unit was unavailable.
Protect yourself from rental scams:
✔️ Always document agreements in writing.
✔️ View the property in person to ensure it exists.
✔️ Use secure payment methods and avoid upfront Interac e-transfers.
✔️ Research the property online and avoid high-pressure deals.

Rental scams often spike during the fall when students are looking for housing. Stay vigilant and share this with friends who may be seeking accommodation.

The Bank of Canada has reduced interest rates by another 50 basis points, bringing the overnight lending rate to 3.25%. This is the fifth consecutive cut in a cycle expected to continue into 2025. While inflation ticked up to 2% in October, weak GDP growth and a softening labour market pushed the BoC to act decisively.

We’re in a unique sweet spot for buyers: rates continue to fall, but prices haven’t started climbing—yet. With real estate sentiment improving and the bid-ask gap narrowing, this could be the perfect time to act before the market shifts.

What does this mean for you? This rate cut is designed to boost economic activity, but the real impact won’t hit until next year. If you’re considering buying, now might be the window of opportunity you’ve been waiting for.

Waterloo & Cambridge Residents: Get Ready for Higher Taxes in 2025

Both cities have approved budgets that mean higher property taxes next year.

Waterloo: A 6.34% increase, adding approximately $99 more for the average household.
Why the hike? Rising costs of goods and services, closing the infrastructure gap, funding critical programs, and preparing for provincial housing goals.
The budget also includes investments in fire department staffing, building maintenance, and operational costs.

What do you think? Is this a necessary step for growth, or is it too much for homeowners to handle? Share your thoughts in the comments.
