Home sales just had their slowest May in 15 years. If you're a buyer who's ready to move, that's actually good news. Less competition means more room to think it through.

🏡 Waterloo Region Real Estate Update – May 2026
May is historically one of the busier months for real estate and this one was actually one of the quietest we have seen in about 15 years -- but the steady progress since January tells us the market is gradually finding its footing. There is opportunity on both sides right now -- some buyers are getting great deals while some sellers are still achieving top dollar. It really does depend on the property and the neighbourhood.
Here are a few highlights from May:
• 💰 Average sale price for all residential real estate: around $744,000 (down 5.8% year over year)
• ⏱️ Average days on market: 24 days -- unchanged year over year
• 📋 1,452 new listings came to market
• 🔑 627 homes sold through MLS
• 📦 4.0 months of inventory across all home types
Looking closer at property types:
🏠 Single-detached homes
• 361 homes sold
• Average price around $852,000
• 3.2 months of inventory
🏘 Semi-detached homes
• 41 homes sold
• Average price around $603,000
• 1.8 months of inventory -- the tightest segment in the market
🏢 Condos
• 53 units sold
• Average price around $410,000
• 8.9 months of inventory
🏘 Townhomes
• 106 homes sold
• Average price around $583,000
• 4.7 months of inventory
The market rewards the right strategy -- the right price, the right presentation, and a little patience. Well-priced homes are still getting good results across most segments.
