🏠 WATERLOO REGION MARKET STATS - JULY 2026 🏠
🏠 Sales activity in Waterloo Region was sluggish in July, down 12.2% month-over-month and 10.0% compared to the same period last year. New listings also pulled back significantly, down 14.3% on a year-over-year basis; however, they were in line with the previous ten-year average for the month. At 3.9 months, Waterloo Region had the lowest months of supply across our market areas, but inventory remained well above the 10-year July average of 1.92 months. This means buyers had more choice than is typical for this time of year, even as new listings moderated. The MLS® Home Price declined moderately across the region, as well as the average sale price, which was down 3.8% year-over-year. 👉 In July, the median sale price for all residential properties in Waterloo Region was $675,000. This represents 1.75 percent decrease from last month and a 2.88 percent decrease compared to last year.
👉 The median sale price of a detached home was $762,050. This represents a 1.03 percent decrease from last month and a decrease of 3.17 percent compared to last year.
👉 The median sale price of a semi was $574,900. This represents a 4.38 percent decrease from last month and a decrease of 10.86 percent compared to last year.
👉 The median sale price of a townhouse was $601,000. This represents a 6.37 percent increase from last month and a decrease of 2.28 percent compared to last year.
👉 The median sale price of an apartment-style condominium was $328,950. This represents a 14.56 percent decrease from last month and a decrease of 13.75 percent compared to last year.
