I read this release this morning.
There were 351 residential homes sold through the Multiple Listing Service® (MLS® System) of the Kitchener-Waterloo Association of REALTORS® in January 2021, an increase of 24.9% compared to January 2020. The previous 10-year average number of residential sales for January is 286.
On the initial look it sounds really exciting, Sales are up!!
But, If you dig a little deeper.....Just under 40% of all sales are from Realtors not on the KW board. So that leaves 210 sales for the members of the KW Real Estate board.
On the KWAR website, it indicates that there are 1572 Realtors at KWAR.
Doing the math it means that that there were 0.13 sales per agent last month. Generally, we can look at some of the more established agents doing more deals while others do none.
In the current market, there are hundreds of offers being presented each and every day and those offers are losing to the one winner. We all see the 20 offers, 30 offers, 40 offers being presented. What this means is that there are Realtors out everyday showing homes, writing offers and not winning or making any money.
The buyers are devastated and the Realtors are frustrated. It's not a market that is fun for everyone, despite the fact that sellers are making great money on their sales.
Don't forget that when you list your home and get an offer that exceeds your expectations it's because of organized Real Estate and the MLS system that Realtors pay for monthly - whether they get paid or not.
Be nice to your Realtor today. It's not that easy to be in this business right now.
