I'm two weeks late posting the November stats.....better late than never!

In Waterloo Region we continue to see the average sale price fall. Prices were down 2.7% over October of 2025 and sales down almost 15% compared to 2024.

It continues to be a buyers market with the average days on market sitting at 39.

📉Sale prices trended downwards in October. The average sale price of a home in the Waterloo Region was $734,928, which represents a 5.6% decrease over October of 2024.

October also saw a significant number of new listings. 1236 new listings were added to the MLS system. 569 sold. There is currently a 3.9 month supply of inventory on the market. This means that it would take 3.9 months to sell all current inventory at the current sales rate.

The news isn't all bad! The Bank of Canada announced a .25% rate cut in October. With borrowing costs easing and prices trending downwards, will this be enough to entice more buyers into the market?

🔼The arrows are pointing up this month! There were 502 homes sold in the Waterloo Region in September. This represents a decrease of 4.7% compared to September of 2024 but an increase of 3.2% over last month. This increase is echoed in all four categories of homes. Although the increases aren’t significant they show that buyers are finding their way back into the market after the summer months. What an advantage buyers have right now! With 1469 new listings added to the MLS system in September, buyers are definitely able to be selective. Sellers this isn’t bad news for you. The average days on market remains 32 which isn’t long. If a property is priced accurately, and care is taken to prepare the property for market, buyers will be interested and act fast.

📣There were 1356 new listings in July and 644 sales. The average sale price of all residential properties sold in the Waterloo Region fell to $735,082 which is 5.2% less than in June 2025. It's no surprise that sale prices declined in every category, including single detached which has typically shown some resilience. It's also taking longer for homes to sell. The average days on market in July was 32, compared to 27 in June. Why is this happening? The bank of Canada did not lower interest rates in July and a tremendous amount of economic uncertainty. What does this mean if you're buying or selling? Sellers need to be realistic with their expectations and should make sure their home presents exceptionally well. Buyers can take their time and select a home that meets or exceeds their expectations.

I don't have too much to say about the stats for June. There were no drastic changes since May. In fact, the stats show quite a bit of stability in the market. Average sale prices fluctuated ever so slightly, and similar to last month we saw a large number of new listings. As we head into the busy summer holiday months sales may drop but that's normal for this time of year. Overall this market is great for buyers and equitable for sellers.

🤷‍♀️Better late than never! The stats for May are are similar to April with a high number of new listings compared to sales. 1665 new listings hit the market in May! Overall prices remained fairly steady with the exception of apartment style condos, that saw a decrease in sale price of 9.4% compared to last month. This has been a trend in Waterloo region for a while now due to a large number of new construction condos becoming available.
My two cents - Economic uncertainty has a huge impact on the real estate market and conditions can change very quickly. If you're thinking of buying or selling it's very important to consider how circumstances can change and how you'll adapt throughout the process.
