🏡 **Central Okanagan Real Estate Market Update – May 2026**

The May numbers are in, and the Central Okanagan real estate market continues to show stability despite ongoing economic uncertainty and higher borrowing costs.

📊 **May 2026 Highlights**

✅ **459 properties sold** across all property types, only a slight decrease of 3.4% compared to May 2025.

✅ **Inventory continues to tighten**, with active listings down 10.5% year-over-year, giving buyers fewer options than they had last spring.

✅ **Days on Market improved** to 61 days, down from 64 days last year, showing that well-priced homes are still attracting buyers.

✅ **Properties are selling very close to asking price**, with an average list-to-sale ratio of 96.4%.

# # # 🏡 Single Family Homes

• 206 homes sold
• Average sale price: **$1,114,454**
• Median sale price: **$928,900**
• Average time to sell: **50 days**

Single-family homes remain the strongest segment of our market. While prices have softened slightly from last year, demand remains healthy and inventory continues to decline.

# # # 🏢 Condos & Apartments

• 123 sales (+25.5% compared to May 2025)
• Average sale price: **$502,295**
• Median sale price: **$430,000**
• Average time to sell: **54 days**

The condo market was one of the biggest success stories this month, with sales activity increasing significantly as buyers look for more affordable options.

# # # 🏘️ Townhomes

• 55 sales
• Average sale price: **$674,889**
• Median sale price: **$688,000**
• Average time to sell: **58 days**

Townhome inventory remains relatively balanced, offering opportunities for both buyers and sellers.

The Central Okanagan market is moving toward a healthier balance. Buyers have more negotiating power than they did during the pandemic market, but the reduction in inventory is helping support home values.

For sellers, strategic pricing is more important than ever. Well-prepared and properly priced homes are still selling in a reasonable timeframe and achieving strong sale-to-list price ratios.

For buyers, there are opportunities available, particularly in the condo and townhome segments, where affordability remains a key advantage.
