These regulations aim to strengthen local government enforcement tools, return short-term rental units to the long-term market, and establish provincial oversight. Have you heard about the new tax-free first home savings account (FHSA)??!
It's a mix of the Tax-Free Savings Account (TFSA) and the Registered Retirement Savings Plan (RRSP), so you get some of the benefits of both. Basically, you can make tax-free contributions, let your money grow tax-free, and make tax-free withdrawals for buying your first home. The maximum contribution per year is $8,000, and any unused contributions can roll over to a maximum of $40,000. Plus, you can invest the money in the account and any earnings will also be tax free. If you don't end up using the account for a first home purchase within 15 years, no worries, you can transfer the balance to your RRSP without penalty. This provides an awesome opportunity because by combining the RRSP program that lets you take out $35,000 tax-free (as long as you replace it within 15 years) with the new FHSA, you can save up to $75,000 tax-free for your first home while also lowering your taxable income!
