Growth is modest at 1.2% forecast for 2026, the labour market is sluggish, and US tariffs continue to weigh on business investment. For buyers, sellers, and homeowners, this hold means mortgage rates stay stable. But the backdrop is shifting fast - geopolitical turmoil, trade uncertainty, and energy price swings are all in play. The Bank isn't dismissing rate moves if this friction deepens, but for now, they're watching closely.

Sales picked up in February across the Fraser Valley, with 843 homes sold, up 36% from January, even while activity stayed 38% below the 10-year seasonal average. Inventory is still high at 8,344 active listings, which keeps conditions firmly buyer-friendly heading into spring.

Benchmark prices softened slightly month over month, with the Fraser Valley composite down 0.2% to $895,100. Detached homes sit at $1,370,900, townhomes at $770,700, and condos at $488,300, each edging down compared to January, and notably lower than February 2025.
