For the first time in over a year, we’re seeing a year-over-year increase in home sales across the Fraser Valley—and momentum is building as we move deeper into the spring market.

According to the Fraser Valley Real Estate Board:

✨ Sales reached 1,118 in April
📈 Up 11% from March and 7% higher than last year
🏡 Inventory remains high, giving buyers more choice
⏱️ Homes are taking a bit longer to sell, offering more time to make informed decisions

While we’re still firmly in a buyer’s market, we’re also seeing early signs of price stabilization, with benchmark prices ticking up slightly for the second month in a row.

After nearly a year of declining prices, we’re finally seeing signs of stabilization in the Fraser Valley housing market 👀

Here’s what you need to know:

🏡 Sales are up 20% from February
📈 Prices ticked up for the first time in 11 months
📦 Inventory is high – giving buyers more options
⚖️ Still a buyer’s market (11% sales-to-listings ratio)

💰 Benchmark Prices:
• Detached: $1.37M (-8.7% YoY)
• Townhomes: $772K (-7.3% YoY)
• Condos: $489K (-9.2% YoY)

⏱️ Homes are taking a bit longer to sell:
• Detached: 39 days
• Townhomes: 36 days
• Condos: 43 days
