It’s super common for first-time buyers in BC to assume you get the keys on Completion Day—but they are actually two distinct dates!

🏦 𝗖𝗢𝗠𝗣𝗟𝗘𝗧𝗜𝗢𝗡 𝗗𝗔𝗬 (𝗟𝗲𝗴𝗮𝗹 𝗖𝗹𝗼𝘀𝗶𝗻𝗴)
• Money changes hands through your lawyer or notary.
• Ownership of the property officially transfers to you at the Land Title Office.
• Your mortgage and other payments becomes active.
• Note: You do NOT get the keys today!

🔑 𝗣𝗢𝗦𝗦𝗘𝗦𝗦𝗜𝗢𝗡 𝗗𝗔𝗬 (𝗠𝗼𝘃𝗲-𝗜𝗻 𝗗𝗮𝘆!)
• Usually occurs 1 to 2 days after Completion Day (typically around 12:00 PM - 5:00 PM depending on your contract terms).
• You get the keys! 🥳
• You can officially unlock the front door and start moving in.

Being pre-approved for a mortgage does not mean your loan is 100% final. During your subject period, your lender will deep-dive into the property itself and finalize your file.

Your mortgage broker or bank will be looking at:
📊 Property Appraisal (making sure the property is worth what you offered)
📋 Strata Documents (checking the building's financial health)
📑 Updated Financial Docs (recent paystubs, tax docs, proof of down payment)
⚖️ Closing Costs & Taxes (Property Transfer Tax, legal fees)
Golden Rule: Keep your credit clean, don't change jobs, and hold off on big purchases until the keys are in your hand! 🔑

A home might look picture-perfect on Instagram, but a licensed BC home inspector looks behind the drywall. Whether you're buying a brand-new townhome in Willoughby or a charming older rancher in Brookswood, an inspection covers key areas including:
🔥 Heating & HVAC: Age and condition of furnace, heat pump, or hot water tank.
⚡ Electrical: Panel capacity, safety concerns, and wiring standards.
🏗️ Structure & Roof: Foundation cracks, attic ventilation, framing, and roof life expectancy.
💧 Moisture: Checking for leaks, drainage issues, or hidden water intrusion (especially important in the wet Pacific Northwest!).

Think of subjects as your 𝘀𝗮𝗳𝗲𝘁𝘆 𝗻𝗲𝘁. When we write an offer on a home in Langley, we include subject clauses—conditions that must be satisfied before the sale becomes legally binding.

Here are the 4 main subjects every first-time buyer in the Fraser Valley should know:

📑 𝗠𝗼𝗿𝘁𝗴𝗮𝗴𝗲 𝗔𝗽𝗽𝗿𝗼𝘃𝗮𝗹: Getting pre-approved is step one, but your lender needs to sign off on the specific property and appraisal.

🔍 𝗛𝗼𝗺𝗲 𝗜𝗻𝘀𝗽𝗲𝗰𝘁𝗶𝗼𝗻: A professional inspector thoroughly checks the home to make sure there are no hidden money pits.

📄 𝗗𝗼𝗰𝘂𝗺𝗲𝗻𝘁 𝗥𝗲𝘃𝗶𝗲𝘄: Reviewing Property Disclosure Statements, title searches, and Strata Docs (for condos/townhomes—like Form B, depreciation reports, and meeting minutes).

🛡️ 𝗜𝗻𝘀𝘂𝗿𝗮𝗻𝗰𝗲 𝗔𝗽𝗽𝗿𝗼𝘃𝗮𝗹: Confirming you can secure home/fire insurance for the property (lenders require this before releasing funds!).

You typically have 𝟱 𝘁𝗼 𝟳 𝗯𝘂𝘀𝗶𝗻𝗲𝘀𝘀 𝗱𝗮𝘆𝘀 (the subject removal period) to check off these boxes. If something isn't right, you can walk away with your deposit intact!
