Windsor-Essex Market Update: What’s Happening & What’s Next?

Right now, we’re seeing a market that’s balancing between opportunity and hesitation. Prices have been holding steady, but higher interest rates are making some buyers pump the brakes. Many are waiting to see if rates will drop before jumping in, while others are just feeling the weight of affordability concerns.

So, where’s the market heading? If rates ease up later this year (🤞), we could see more buyers re-enter the game, which means more competition and potentially rising prices. But for now, sellers who prep their homes well (think staging, deep cleaning, and pro-level marketing) still have the edge in attracting serious buyers.

🏡 November 2024 LaSalle Market Update

November wrapped up with 31 sales in LaSalle, with an average sale price of $804,548, up from $745,418 in October. This is due to a few sales of higher-end homes selling above $1.8M that brought the average price up.

Here’s a quick snapshot of the month:

New Listings: 91
Months of Inventory: 6.4
Median Days on Market: 14

If you're looking to sell your home this winter, the key number to look at is the months of Inventory. November 2024 saw the highest level of inventory on the market for the past 10 years, only second to November 2023 when there was 6.5 months of inventory on the market in LaSalle. The average over the past 10 years has been 3.5 months of inventory.

What does this mean? There is a lot of choice for buyers currently on the market, and the number of days a home sits on the market will increase.
