The spring market is waking up - but have prices hit the bottom? That’s the funny thing about the bottom... you won’t know until they start to go back up. No one can time the market... it’s about your time in the market.

March brought a noticeable shift in the 416.

After a slower start to the year, sales are picking up, inventory is tightening, and prices are… . 

It’s not a full rebound - but it’s a clear step in that direction.

In Toronto, detached homes are still leading the way, with prices sitting around $1.61M (down -6.4% y-o-y), and a slight uptick in sales (+1.4% y-o-y), as buyers take advantage of improved affordability.

Condos continue to offer the most opportunity.
With prices down nearly 10% to ~$648K and units taking longer to sell, buyers are negotiating... and winning... especially in the downtown core where inventory remains high.

Semis and townhomes are seeing strong demand, with such a large buyer pool, this is the sweet spot: more space than a condo, without the detached price tag, and no maintenance fees. 

At the same time, sales dropped nearly 17%, which is quietly tightening the market, as inventory is still exceptionally low.  Homes are still taking longer to sell (31 days on average), but if demand continues to build, that balance could shift quickly.
