Preparation matters ✨

A friend of mine reached out, looking for a market analysis on their home and some advice on getting it ready for sale. They got to work right away, tackling the prep and making sure they’d be ready when the right house came along.

In the meantime, they had done their research and kept a close eye on the market. This home caught their attention and before long they decided it was the one.

Despite the property being on the market a little longer than average, and even temporarily coming off market, we somehow found ourselves in competing offers. Just another reminder that this market can be unpredictable! Thankfully, we came out on top.

With their purchase secured, we quickly turned our attention to selling their current property. All of the preparation paid off, we hit the market and received a full price offer on day one 👏

First SOLD sign in the town of Magrath!

So excited for this family to start their next chapter in this beautiful new build. We spent a lot of time touring different homes and talking through every option before finding the one that truly felt right. In the end, this spacious bungalow in such a close-knit community checked every box.

One of my favourite parts of this job is the relationships built along the way. Months after possession, I still love getting texts and photos from past clients showing me the garden they planted, the kitchen they finally renovated, or the dream garage they built.

Real estate has never been “just a transaction”. I genuinely care about the people behind every move, and I’m so grateful to be part of these big life moments. I’ve met some pretty cool people along the way and am happy to add this family to the list ♥️

This half duplex checked a lot of boxes, great square footage, a solid lot size, and an unbeatable location near the University. Even better, the tenant was incredibly cooperative and kept the home in great shape for every showing (which makes a huge difference).

If I had extra cash set aside for a revenue property, I would’ve snatched this one up myself!

Big shoutout to the sellers on this one, they made my job easy and were an absolute pleasure to work with.

Another smooth sale in the books.
