🏗️ Coaldale MGO SIPs Basement Build: Day 3 Progress Update!
We are making incredible progress on the Coaldale MGO SIPs basement build! Today marks a major milestone: three complete basement walls are fully standing and sealed.

Building a high-efficiency basement isn't just about placing panels—it’s about precision, care, and making sure every single joint is locked tight against the elements. Here is how we crafted this ultra-efficient thermal envelope:
Engineered Spline & Lock System: Each Magnesium Oxide (MGO) Structural Insulated Panel is carefully aligned and joined using insulated splines to eliminate thermal bridging.
Continuous Joint Sealing: We apply high-grade sealant along every seam, top plate, and bottom plate connection. This creates a continuous, unbroken barrier against air infiltration and moisture.
Tight Mechanical Fastening: Every panel is mechanically secured at exact spacing, ensuring the structure isn't just thermally superior—it's built like a fortress.
Zero Moisture Risk: Thanks to MGO's natural resistance to mold, mildew, and rot, this basement is engineered to stay safe, dry, and energy-efficient for decades to come.
Achieving this level of seal and alignment across three full basement walls by Day 3 is a testament to what pre-engineered MGO SIPs and meticulous installation can achieve!
