Lethbridge Real Estate Market Update — September 2026

The Lethbridge market is showing more choice and a little more breathing room for buyers, while sellers can still benefit from solid year-to-date activity.

📈 Buyers: Inventory is up 16% year-to-date, giving you more options and negotiating room.
🏡 Sellers: Year-to-date sales are up 6%, while the average price remains slightly higher at $412,836.
📊 September saw 48 new listings and 37 sales, putting the market at just under 4 months of supply.

Okay, how is it already the first day of October? 😳

We officially have three months left in the year, which feels slightly wild considering January was approximately five minutes ago.

So quick check-in…

Did you start 2026 thinking, “This is the year we move”?

Such a fun night with SAWIB – Southern Alberta Women in Business at Pickle Point! 🏓

I got to spend the evening with my girl Angie, my pickleball partner, enjoying some delicious snacks from Gather & Graze, learning the ins and outs of pickleball, and sharing plenty of laughs along the way.

Let’s just say… we may have been learning the game, but we were also learning to laugh at ourselves! 😜 There were definitely a few questionable shots, missed balls, and moments that had us wondering if we were actually playing pickleball or just chasing the ball around!

Grateful for evenings like this that bring together great women, new experiences, good food, and lots of laughter.
