Realtors spend a lot of time and money investing in advertisements to try and expand their business. What if I told you that you could expand it simply by thrilling your current clients?

It's easy to get caught up in the advertisement game as real estate agent billboards, park benches, and vehicle wraps are ubiquitous in every town or city. If you are not putting a massive investment into your advertising and social marketing campaigns, you might feel that you are not doing enough to keep up to your competition. This can have a negative impact on your mental health which could be subsequently hindering your daily performance for your clients. Instead focus your energy on creating an exceptional real estate experiences for your clients and their feedback will energize you. Advertising and marketing are important elements of every successful real estate career, but the energy and enthusiasm for your work is truly the engine that drives our business.

The majority of decisions to choose a Realtor are derived from the referrals of your professional network . So many agents become consumed by trying to "think outside the box" that they forget that it is the "Inside the box" service, support, advocacy, and representation that consumers really want from their Realtor. If you want to create an impression that gets impressions, be responsive, knowledgeable, and trustworthy and your reputation will precede you. By creating a brand that is meaningful you will drive traffic to your website, followers to your social profiles, impressions on your ads, and generate a steady stream of demand for your professional services.

Who would have thought that the real estate market would have picked up this much during the pandemic? Real Estate prices have skyrocketed over the last 12 months. The most common questions I get asked these days is how to price listings and conduct offer presentations in this environment. Many properties are selling over asking price, making it difficult for realtors to suggest an informed listing price.

Here is a guide to help you strategize; how many properties in the neighbourhood of the subject property are comparable? How many have sold or have generated offers? You can analyze the supply and demand by staying up-to-date on how those houses perform. When a comparable house has sold, find out how many offers were presented. This is a good estimate as to how many buyers are left looking for this style in this neighbourhood and what they are willing to pay.

Next ask yourself how many days will it take to get those buyers to see the property? Keep it on long enough to get them all through, but not too long to risk losing buyers to a new listing. The irrevocable date is key. Utilize the time you have to review the offers, keep everyone informed of the number of offers, but don't disclose details of offers. This way you will give potential Buyers a fair opportunity while getting the very best offer for the Seller.

Usually our summers are filled with listings, showings, offers, & closings. Our winter months, on the other hand, are much quieter. I call this the ‘peaks’ and ‘valleys’ of real estate. This year has been especially unpredictable with COVID-19.

Seasonal Valleys (total sales per month): January 4,541, February 6,462 and December 5,600.

Seasonal Peaks (total sales per month): June 10,039, July 11,947 and August 10,728.

Is there a way to fill in those ‘Valley’ and smooth those ‘Peaks’? It’s during the slower months that we pick up the phone and reach out to our prospective buyer and seller clients.

What if we picked up the phone to network all year? It can be hard to reach out to prospective buyer and seller clients when you’re at peak productivity level. This is why I recommend putting together a CRM database that houses your networks names and contact information.

Each morning you can jot down an handful of names to reach out too. You only need a few minutes to send out a text or email. If you’re on the go, why not give them a call from the road? (hands free calling - safety first 🙂).

The more networking you can do, the more business you will bring in. If you can network during the ‘peak’ months, then you’ll have more work coming your way as the season slows down.

REALTORS® play a central role in the purchase and sale of real estate as the main point of contact for potential property owners. A realtors job requires the realtor to wear a number of different hats including; negotiator, marketer, coordinator, and advocate for their clients.

Real Estate is a time sensitive market where, on the one hand, we have to work within the parameters of timelines set through legal contracts (financing, irrevocable offer dates, conditional offer deadlines, completion of transaction etc..) as well as the schedule of our clients.

On the other hand realtors also have duties which do not merit specific timelines; returning phone calls, text messages, emails and staying up to date on their follow ups.

👉🏼 The key is striking a balance where the realtors can be both responsive to active clients and able to carve out time to prospect and network for the future. Here is a template called the ‘Realtors Morning Coffee’. I created it for realtors to use as a way of making sure that they go over all their daily tasks. Feel free to save, print and share!
