They were about to spend thousands renovating their kitchen before they sold.
I told them not to.

Megan assumed buyers would look at the kitchen and immediately think, “That needs to be replaced.”

But when I walked through their home, I saw it differently.

The kitchen was dated, yes. But it was clean, functional and suited the price point of the home.

Instead, we focused their time and money on a few smaller things that would make the WHOLE house show better.

That’s why I’d rather you call me BEFORE you start getting your home ready to sell.
Not every renovation will come back to you.

Sometimes a few thousand dollars is money well spent.

I hear versions of this more often than you might think.

And sometimes, homeowners are surprised when we actually sit down and look at the numbers.

Lloydminster’s housing market is shifting! Buyers and Sellers need to pay attention!

We’re moving into a more balanced market. In fact, detached home inventory is up for the first time since September of last year. Buyers finally have a little more choice, but they remain careful with little urgency.

Steady mortgage rates help, yet high everyday costs, tariffs and uncertainty about the economy are making people think longer and harder before committing to anything.

Homes may take longer to sell, with fewer rushed decisions. Buyers continue to favour clean, well-maintained homes with the larger updates already done. Homes needing significant work may sit longer with more negotiation unless the price reflects the scope of work required.

Costco and new workers will bring activity to Lloydminster, but the impact will likely build slowly as many newcomers rent first.

The final quarter of the year may remain steady and measured. Homes will still sell, but preparation, realistic pricing and a clear plan will matter.

What does this mean for buyers? 🙋‍♀️

For buyers, there may be more room to negotiate, but the best homes will still attract attention and move quickly. Being pre-approved, knowing the market and being ready to act remains so important.

What does this mean for sellers? 🏠

For sellers, pricing for today’s market—not last spring’s—is important. Buyers are watching closely and will pass over overpriced homes even with limited inventory.

Most people think selling a home starts with putting up a sign…
It doesn't.

About six months before they ever listed their home, Michelle and Clint invited me over for a conversation.

They weren't ready to move yet, and that's exactly why it worked so well.

We walked through their home together and talked about the little things that would make the biggest difference. A bit of decluttering. A few minor repairs. Some fresh paint. Nothing major. Just simple improvements that would help their home stand out.

We also planned ahead and had their exterior photos taken while everything was green and looking its best.

There was no pressure and no last-minute rush.

Every September, I do the same thing…
I clean off my desk, organize my calendar, write down my goals and start planning for a busy fall.

And truthfully? I LOVE it. 🍂

There’s something about September that feels like a reset after the craziness of summer.

Maybe that’s also why I love the planning side of real estate so much.

A lot of people come to me saying:
“I think we want to move… but I have NO idea where to start.”

Perfect. Those words make me so excited!! Lol.

You don’t need to have it figured out before you call me.

Whether we’re preparing your home to sell, figuring out what you could afford to buy, or simply talking about what the next year might look like, we can turn all those question marks into an actual plan.

Life feels a whole lot less overwhelming when you know what comes next.

Happy Back to School Week! 🎒🍎

While many of you were packing lunches, finding backpacks, and getting everyone out the door this morning...

My biggest challenge was convincing my two French Bulldogs that they did not, in fact, need breakfast at 5:30 a.m. 😂

Whether you're sending kids off to kindergarten, high school, college, or just enjoying a quieter house today, I hope the first week back goes smoothly.

September always feels like a fresh start. New routines. New goals. A new season.

Wishing all the students, teachers, parents, and everyone getting back into routine a fantastic school year!

And if your morning was anything like mine with the Frenchies', I hope there's strong coffee in your future. ☕🐾
