🏡 Lloydminster Market Update | September 21–27, 2026

There are 110 active residential listings in Lloydminster. This week, 4 homes sold for an average of $374,250, after an average of 39 days on market. Another 11 homes went pending.

The average asking price of active homes is $483,784, but that figure includes listings priced as high as $2.5 million. The median asking price of $414,900 gives a clearer picture of where the middle of the market sits.

With only four completed sales this week, one higher priced sale can move the average considerably. For buyers and sellers, the best guide is still the recent activity for a similar property in the same price range.

Do we need to have the talk? 💬

Listen, a low interest rate is nice.

But if you don’t love your home, then it’s almost certainly not worth it! 🗣️

Luckily, you have many options at your fingertips such as:

- Buy a new home you love: There’s no reason to stay in a home you don’t love just because of the interest rate.

You can use the equity you’ve built in your current home as a large down payment on your next home, which will decrease your mortgage principal and help you access a lower interest rate. Then, when rates go down, you can refinance.

- Keep the rate and rent out your house: By turning your current home into a rental, you can keep your low rate and use the income from the rental to pay your mortgage. 💰

Lloydminster Weekly Real Estate Update

Another active week in the Lloydminster residential market!

🏡 111 Active Listings
🔑 17 Homes Sold
📝 11 Pending Sales
💰 Average Sold Price: $376,262
⏱️ Average Days on Market: 57 days
📈 Average Sale-to-List Price: 97.02%

The median sale price came in at $385,000, which is actually higher than the weekly average. Sold properties ranged from $116,000 to $621,000, showing activity across a wide range of price points.

🔍 What I'm Seeing

Detached homes continue to drive the market. This week's sales included established homes in neighbourhoods such as College Park and Steele Heights, along with activity on both the Alberta and Saskatchewan sides of the city.

Condos and townhomes are moving too. A 2-bedroom apartment sold for $116,000, while a Saskatchewan-side townhouse sold for $285,000, showing buyers are active in more affordable and lower-maintenance housing options as well.

Pricing still matters. Homes sold for an average of 97.02% of list price, while the median was 97.29%. Buyers are negotiating, but properly positioned homes are still selling relatively close to asking price.

With 111 active listings and 28 properties either sold or pending, Lloydminster continues to show healthy buyer activity as we head into fall.
