The neighborhood does a lot of the heavy lifting on your home’s appreciation. A modest home on a strong block has more room to grow than a beautiful home on one that’s still finding its footing.

The kitchen can be updated. The bathroom can be redone. The postal code is the part you can’t change.

March 2026 is telling a very clear story:

Inventory is down compared to March 2025…
But sales haven’t slowed.

That means the same number of buyers are now competing over fewer homes — and it’s showing.

In the $400K–$600K range, homes are now selling for an average of 103% of list price, up from 101% last year.
That’s roughly $11,000 more on the same home compared to 2025.

Sellers:
You’re in a strong position right now. Low inventory + high demand = leverage. The right strategy could push your sale well beyond expectations.

Buyers:
This isn’t a market where you “just submit an offer.”
When you’re competing, the smallest details — price structure, conditions, timing, presentation — can be the difference between winning and missing out.

“Pre-approval” is thrown around a lot right now... but what does it actually mean?

At its core, it means you’ve sat down with a mortgage professional, broken down your numbers, and confirmed what you can realistically afford. It shows sellers you’re not just browsing — you’re ready.

Is it required? No.

But in a competitive situation, where a seller is choosing one offer and walking away from the rest, confidence matters.

A pre-approval tells the seller:
👉 This buyer is serious
👉 This deal is more likely to close
👉 There’s less risk of it falling apart

And when you’re trying to win in multiple offers, that edge can make all the difference.

The Brier may be over but there’s still a lot going on around the city this week!

☘️ Newfoundland’s Biggest St. Patrick’s Day Bash is taking over the Mary Brown's Centre. Expect a huge night of music featuring Gearoid McCarthy along with Newfoundland favourites Shanneyganock and The Masterless Men. Multiple bars, Irish and Newfoundland music, and a massive St. Paddy’s celebration all under one roof.

🏒 There’s also a unique drag show inspired by the Heated Rivalry story — bringing the intensity of pro hockey rivalries to the stage with bold, theatrical performances. Expect big personalities, dramatic matchups, and plenty of energy.

🍔 And Burger Month is still going strong across St. John’s. Restaurants are serving up their limited-time creations all month long — have you tried any yet?

The 2026 Montana’s Brier is still in full swing at the Mary Brown’s Centre, running through to March 8. Catch the last day live in person, or join the watch party at Quidi Vidi Brewery with multiple screens and a great local atmosphere.

🐐Goat yoga is coming to the St. John's Farmers' Market in March. In this class you'll enjoy a 45 minute gentle yoga flow led by a certified instructor with the help of the cutest four-legged assistants in town. Class is followed by a 15 minute free time with the goats so bring your phone for selfies.

Expect movement, mindfulness and goat silliness. No yoga experience needed - just bring your mat, slippers/thick socks and a sense of humour.

🍔 March is St. John’s Burger Month! Restaurants across the city will be serving up creative, limited-time burgers all month long.

There are a few things I take extra care over when touring a home 🏠

It might take a few extra minutes, but being thorough up front protects my clients in the long run. Some things are easy to spot. Others, you need to know where to look or who to ask.

When l'm in house hunting mode, l'm checking every detail, comparing options, and figuring out what I can use as leverage when it's time to negotiate. I know what to look for and what to ask about before it becomes a costly surprise later.

What’s happening in St. John’s this week? (Feb 22–28)

There’s a lot to look forward to!

The 2026 Montana’s Brier kicks off February 27 and runs through March 8 at the Mary Brown’s Centre. You can catch the action live — or head to Quidi Vidi Brewery for their watch party with multiple screens and a great local crowd. Come cheer on Brad Gushue in what’s expected to be his final Brier appearance!

Alan Doyle is taking the stage at the JAG Soundhouse on the 27th and 28th (the 28th is already sold out).
