📊 February 2025 Real Estate Market Update 🏡

The real estate scene in February 2025 has been a mix of stability and challenges. We saw a 23.1% drop in sales compared to last year, with 476 properties changing hands. Despite the dip in sales, the total dollar volume reached over $308M, although that’s a 20.4% decrease from February 2024.

Here’s a quick snapshot:
✅New listings are down by 4.5%, with 1,026 properties listed
✅Active listings have surged by 24.1%, now sitting at 2,233
✅The sales-to-new-listings ratio stands at 46.4%, keeping things balanced

When it comes to pricing:
✅The average price for single-family detached homes rose slightly to $706,174 (+2.4% YoY)
✅The median price has dropped slightly to $645,000 (-1.9% YoY)
✅Good news for buyers: more options are available, as months of inventory increased to 4.4, offering a bit more breathing room.
