🍂 Selling Your Home in Southwestern Ontario This Fall? It’s All About Finding the Right Buyer.
Fall is officially here, and across London, St. Thomas, Port Stanley, Grand Bend and Bayfield, the real estate market is shifting with the seasons.
The summer crowds have headed home, our lakeside villages are getting quieter, and the annual snowbird migration is underway! ✈️🌴
But what does that mean if you’re thinking about selling your property this fall, winter or next spring?
I call it your Ideal Buyer Profile.
Who’s your customer, and where are they?
A family home in London, a rural property in Middlesex or Elgin County, a waterfront cottage along Lake Erie or Lake Huron, or an estate property being prepared for sale can all attract very different buyers.
Some are local families looking for their next home. Others are relocating from the GTA, downsizing for retirement, searching for country living or planning their next waterfront purchase.
And some are already enjoying happy hour in Florida.
Here’s something sellers should consider.
Just because your ideal buyer has left Ontario for the winter doesn’t mean they’ve stopped looking at real estate.
They’re still searching online, watching prices and planning their next move. They just might not be available for an in-person showing until spring.
That’s why I approach every listing with three things in mind:
PREPARE • PRESENT • POSITION
Understanding your property’s value is important, but understanding who will buy it, where they’re coming from and how to reach them is just as important.
For some homes, fall and winter offer a great opportunity to attract serious buyers. For others, preparing the property now, completing exterior photography and planning a spring launch may be the smarter approach.
Whether you’re selling a residential home in London or St. Thomas, a rural acreage in Elgin or Middlesex County, a waterfront property in Port Stanley, Grand Bend or Bayfield, or navigating a family estate sale, your marketing strategy should reflect the property and its likely buyer.
