This tenant caused $30k+ in damages, left behind a cat (no food or water left for the cat), and we ended up vacuuming up 5 gallons worth of cockroaches 🪳🪳

Another capture of a tenant causing issues not only for other tenants, but also for our staff.

I'm sure is happy that this tenant has been evicted.

Honestly, no clue what triggered this, but it didn't really take much for this guy.

Honestly, I like to think I've heard it all before but every now and then you hear something that just catches you off guard and makes you laugh 😂

Again, a mental health issue that needs to be handled with the balance of:
1) keep this person safe and get them the help they need
2) keep the business safe and ensure other tenants are not impacted

This was caught on camera after multiple tenants reported screaming outside the building

What are some ways you'd improve this laundry room?

Here's what I did:

1) add better lighting so that people feel safe alone in there. They turn on automatically when there is motion detected

2) add a camera for safety, security, and also to resolve any potential disputes

3) add a fan that runs on a humidity sensor - turns on automatically when the dryers are running

4) add wifi, and a card operated laundry system that prevents damage due to theft of coins or tokens

Did I miss anything?

Worked with the London police to get this done without damage to the property.

Raw Footage of an inspection as the tenant is evicted. Sped up to 2X.

Tenants like this prevent landlords from taking any risks with new tenants, causing good people with bad credit, or government income, to lose out on rental opportunities because the LTB doesn't provide adequate protection for landlords or tenants.

This unit was fully renovated, and destroyed by a tenant who used fake documents.

That is:
Fake pay stubs
Fake references
Fake ID

My mistake of course- it got past all of the systems and checks and that mistake cost me thousands.

When it came time for eviction, how do you serve someone that doesn't exist? Luckily this did not drag on too long as I was able to contact family of the tenant to expedite eviction.

Full waterproofing, and foundational repairs still in progress. It's been super slow, and hoping we can wrap this up before the end of October!
