🚩 We talk a lot about RED FLAGS when buying a home… but what about the GREEN ones? 💚🏡
Here are 5 green flags worth looking for when touring a home:
💚 Major systems have been updated AND documented
A newer roof, furnace, A/C, windows or electrical is great — even better when the sellers have dates, invoices, warranties or permits where applicable.
💚 The basement looks and smells dry
No obvious staining, musty odours or signs of ongoing moisture issues. Take a look around the foundation walls, utility room and underneath stairs — not just the finished spaces.
💚 Water appears to drain away from the home
Proper grading, maintained eavestroughs and downspouts that direct water away from the foundation are all things worth noticing outside.
💚 Renovations look consistent and well finished
Straightforward details like flooring transitions, trim, cabinetry, tile and fixtures can give you clues about the quality and care that went into previous improvements.
💚 The “boring” parts of the home are maintained too
A tidy electrical panel, serviced mechanicals, clean utility areas and evidence of routine maintenance can tell you more than fresh paint and beautiful staging ever will.
None of these replace a professional home inspection or proper due diligence, but they can help you know what to look for — and what questions to ask.
