Here are 5 neighbourhood red flags I tell my buyers to watch for before making an offer 👇
1️⃣ Every curb is packed with cars
Drive through the neighbourhood on a weeknight when everyone is actually home.
It could mean limited parking, high rental density, or simply more vehicles than the street was designed to handle.
2️⃣ Multiple homes showing deferred maintenance
One neglected property is one neighbour.
Several neglected properties on the same street can be a sign of a larger issue.
Overgrown lawns, peeling paint, and poor upkeep can impact your enjoyment of the neighbourhood and your future resale value.
3️⃣ You only visited once
A quiet street at 11 a.m. on a Saturday doesn't tell the whole story.
Visit again during morning school drop-off, weekday rush hour, and in the evening.
The neighbourhood should feel right no matter what time you're there.
4️⃣ What's behind the home matters
A busy road.
A commercial property.
An apartment building.
These are factors that can affect privacy, noise levels, and resale value long after you've moved in.
5️⃣ Noise you can't unhear
Traffic.
Nearby businesses.
Train tracks.
Construction.
A 20-minute showing won't always reveal it.

📊 May 2026 Market Update | London, St. Thomas & Area

The latest numbers show encouraging signs as we head into the summer market.

Compared to May 2025:

🏡 776 homes sold (+8.8%)
💰 Average sale price: $662,292 (+1.0%)
📋 Active listings: 3,353 (+3.5%)
📉 New listings: 1,815 (-9.1%)
⏳ Months of inventory: 4.3 months
🏠 Benchmark price: $570,000 (-4.4%)

But here's where it gets interesting...

Compared to April 2026:
📈 138 more homes sold
📈 Average sale price increased from $618,665 to $662,292
📉 Inventory dropped from 5.0 months to 4.3 months

What does this mean?

Buyers still have options, but we're seeing stronger sales activity, rising prices, and inventory beginning to tighten. The market is showing signs of gaining momentum as we move into the summer season.

Real estate is local, and not every neighbourhood is moving at the same pace.
