July London & St Thomas Stats are in!

The local housing market remained steady in July. A total of 686 homes sold through LSTAR's MLS®, down 4.9% from July 2025, but still in line with the typical July market over the past four years.

The Bank of Canada kept its interest rate at 2.25%, giving buyers and sellers more confidence. With 3,367 homes currently on the market and 4.9 months of inventory, buyers continue to have plenty of choice heading into the fall.

The sales-to-new listings ratio increased to 44.5% in July, bringing the market closer to balanced conditions. The average home price was $603,006, which is very similar to June's average of $606,614.

🏡 The London & St. Thomas real estate market continued to gain momentum in May!

A total of 776 homes sold in May, up nearly 9% from last year and 138 more sales than April. It's a positive sign as we head into the busy summer market.

📈 Home prices also saw an increase, with the average sale price reaching $662,292, up from $618,665 in April.

Some areas saw even stronger gains:
✔️ London South: $677,226 average price
✔️ London East: $476,844 average price

📊 We're also moving closer to a balanced market, with more buyers and sellers finding opportunities. Inventory levels have stabilized, giving buyers more choice while helping sellers maintain strong values.
