📊 June 2026 Market Update | London & St. Thomas 🏡

The latest housing market numbers are in, and they paint a picture of a market that’s continuing to balance out.

Here are a few key highlights from June:

🏠 Average Sale Price: $606,614 (⬇️ 6.7% compared to June 2025)
📋 New Listings: 1,810 (⬆️ 0.3% year-over-year)
🔑 Homes Sold: 753 (⬆️ 1.6% year-over-year)
📦 Months of Inventory: 4.6 (up from 4.4 last year)

Compared to May 2026:
• Average sale price decreased from $662,292 to $606,614
• New listings remained relatively steady (1,815 → 1,810)
• Homes sold dipped slightly (776 → 753)
• Median days on market increased from 24 to 26 days

📍 Average Home Prices by Area:
• North: $700,372
• South: $602,313
• East: $455,100

What does this mean?

With more inventory available and homes taking just a little longer to sell, buyers are enjoying more choice and negotiating power. Sellers can still achieve strong results, but accurate pricing and a solid marketing strategy are more important than ever.
