Ontario’s landlord/tenant rules have changed as of today, September 21, 2026. Here are 4 key updates you should know:

- N4 Notices: The payment period for unpaid rent has dropped from 14 days to 7 days.

-Persistent Late Rent: Paying rent more than 7 days late, at least 3 times within 6 months, now meets the new definition of persistent late payment.

-Personal-Use Evictions: With an N12 and 120 days’ notice, landlords no longer have to provide compensation in qualifying landlord-own-use situations.

- Eviction Hearings: Tenants seeking to raise certain other issues at a non-payment hearing must generally pay 50% of the rent arrears claimed beforehand.

Okay, friends…the August numbers are in!
There’s a little more breathing room for buyers right now: more inventory = more choice = more opportunity to negotiate.

Across London & St.Thomas
526 homes sold
1,403 new listings
$590,550 average sale price
$553,500 HPI Benchmark
6.3 months of inventory
37.5% sales-to-new-listings ratio

That 37.5% ratio is showing signs of a buyers’ market, with more options and potentially more negotiating power.
But here’s the thing I always remind people…

The overall market number is just that — an overall number. Real estate is local, and what’s happening in London North may look completely different from London East, St. Thomas or Middlesex Centre.

For example, August’s average sale price was $668,345 in London North and $942,491 in Middlesex Centre.

So if you’re wondering, “What does all of this actually mean for me?” — that’s where things get interesting.
