Real estate nugget: in a tower, density is a design decision, and you live with it every day.

Most high rises in prime Lagos maximise the plot. More units, more lifts shared, more people in the lobby, thinner margins on space. Eternity Tower was drawn the other way round. 32 residences. 32 families. That is the whole building.

That decision is why the amenity floors are genuinely usable rather than permanently booked: pool, gym, cinema, squash court, pilates and yoga studio, spa and massage room, cigar lounge, bar, kids playroom, barbecue terraces, furnished guest apartments, concierge, drivers lounge. Two main lifts plus a service lift. Underground parking. Smart home and VRV climate control throughout.

Plot HL-B-37, Eko Atlantic City. Built by Al-Mansour Engineering and Contracting, established 1971. Piling is underway on site now. Delivery within 36 months of Commencement Notice, with payments tied to construction milestones rather than to a calendar. Title by Deed of Assignment with proportional rights under the Eko Atlantic Free Zone framework.

Starting rate: USD 3,250 per sqm, USD 302 per sq ft.

One 2 bedroom residence remains. Limited 3 and 4 bedrooms Maisonette available.

If you have been waiting for the right entry point in Eko Atlantic, this is the one I would put in front of my own family.

Request an invitation.

That is the shift. Tonight’s Brampton town hall said it from the stage too. Gen Z are visiting Nigeria for fun and deciding to stay, because they can see the gap. Where there is a gap, there is opportunity. Us millennials are catching up.

The people are the conference. Every one of those conversations is going in my follow up list.

Day three tomorrow. If you are diaspora and anywhere near Toronto, come out. I flew in from Lagos for this, so you can make the drive.

And come and find me. I am here with Eternity Development and ALM, our construction partner. Buying into our Eko Atlantic development, or looking for a partner to build your own project, either way I am here for that conversation.

Do not be shy. I will walk up to you anyway.

Posting this a day late. Day two is done and I am only just getting day one out, but nothing here has gone stale.

I flew from Lagos to Toronto for this one.

Day one of NIDEC, the first Nigeria Diaspora Investment Economic Conference. Theme: Invest Nigeria, Thrive Abroad. The room said everything. Nigerians living in Canada. Nigerians who flew up from the States. Delegates who travelled from Nigeria itself. We came from everywhere for this conversation.

I lived in Canada for over twenty years. Last year I moved to Nigeria. Not a holiday, not a test run. I am there for good. Because the distance between a developed country and a developing one is exactly where the opportunity lives, and the early birds take the biggest bite.

Professor Charles Soludo, Governor of Anambra State and former Governor of the Central Bank of Nigeria, put it plainly. Stop looking at Nigeria as a cup half empty. It is half full.

And the line I cannot put down: we must build a new consciousness in the diaspora, if Nigeria is going to change from a departure land to a destination.

Everyone in that room left at some point. I went the other way.

Capital creates enterprises. Enterprises create jobs. That is the work.

Thank you Nigerians in Diaspora Commission (NiDCOM) Nidcom Gov for bringing this conversation to us instead of waiting for us to come home.

Day two recap coming later tonight.

Building in Nigeria with ALM and Eternity Development. Eko Atlantic and beyond. DM me if you are diaspora and thinking about it.

Four days. Three cities. One suitcase. πŸ‡³πŸ‡¬βœˆοΈπŸ‡¨πŸ‡¦

Packing for the Nigeria Diaspora Economic Conference, 12 to 15 August. Four things going in the bag.

1. My passport. Normally I would tell you to fly to Lagos to see a property properly. This time I am saving you the flight.
2. The paperwork. Title framework, contract of sale, unit and price schedule, payment milestones. Not a brochure. The actual documents you are meant to read before you send anybody money.
3. Site photos from Eko Atlantic. Because everybody shows you renders. Almost nobody names their contractor. Ours is ALM, Al Mansour Engineering and Contracting, established 1971, and they are on site right now.
4. An appetite, because we close at Garden Square in Brampton on the Saturday for the Flavours of Nigeria Festival and I am not missing the food.

There are gifts money cannot touch. This morning my girls prayed over my life before the day even started, and I knew the year had already begun well. Thank you, Lord, for another one. πŸŽ‚

Most people pick one market.

I picked two.

And when I did β€”
people thought I was crazy.

Day 9 of 20 β€”
and today’s question
is the one that defines
everything about
how I operate.

Licensed Canadian realtor.
CEO of a Nigerian real estate firm.
Market and sales partner
for Eternity Tower in Eko Atlantic
and our Banana Island mandate.

Why both?
Why not choose?

Because every Nigerian-Canadian
I work with
should not have to choose
between a realtor who understands Canada
and one who understands Lagos.

They deserve one person
who understands both.

The diaspora buyer
is not living in one world.

They are building wealth
in two directions
at the same time.

So am I.

That is not crazy.

That is the most strategic decision
I have ever made.

And my clients β€”
will tell you exactly that.

Day 9.
Eleven more to go.

πŸŽ‚ 20 days. 20 questions. One birthday.

Part 7 β€” Beyond the Giggles

Most real estate agents
see the sale.

I see the system behind it.

And that one difference
changes everything.

Day 7 of 20 β€”
and today’s question
is the one people in this industry
never think to ask.

What does a background
in real estate technology
and product management
give you
that most realtors
simply do not have?

The answer is not
a certification.
It is not a contact list.

It is a completely different
way of seeing
a property transaction β€”

not as a sale to be closed
but as a system to be built.

One that works
for the buyer
even after I leave the room.

That is what Lux Legacy is.

Not a personality.
A process.

Day 7.
Thirteen more to go.

πŸŽ‚ 20 days. 20 questions. One birthday.

I was completely wrong.
and today’s question
is the one that changed
everything about
how I approach this industry.

What did I believe
at year one
that I now know
is completely wrong?

Fifteen years later β€”
the answer is not what you expect.

Because the thing
that actually wins in real estate
has nothing to do
with how well you sell.

It has everything to do
with how much
the buyer trusts you.

And trust β€”
is built on documentation,
process,
and the willingness
to walk away
from the wrong deal.

That lesson
is the entire foundation
of Lux Legacy Realty.

Watch this one
if you are building anything β€”
not just in real estate.
