“The only way I’m leaving this house is in a pine box!”

Maybe you’ve heard that in your own family. Dead serious. Everyone laughs nervously.

But nobody says anything.

And slowly, without anyone noticing, the basics start getting used less and less. Laundry. Bathing. The basement. Anything that means dealing with those stairs.

Until something happens.

I had a relative like that. Stubborn as they come. We got him an emergency button. Paid for the subscription. He wouldn’t wear it.

My dad found him on the floor. He’d been there over 24 hours. Face down. Couldn’t move.

That’s the call nobody wants to get.

𝗬𝗼𝘂𝗿 𝗯𝗼𝗱𝘆 𝗸𝗻𝗼𝘄𝘀 𝗮 𝗵𝗼𝗺𝗲 𝗶𝘀 ‘𝘁𝗵𝗲 𝗼𝗻𝗲’ 𝗹𝗼𝗻𝗴 𝗯𝗲𝗳𝗼𝗿𝗲 𝘆𝗼𝘂𝗿 𝗯𝗿𝗮𝗶𝗻 𝗱𝗼𝗲𝘀..

Not fireworks.
Not pressure.
Not convincing yourself.

Just a quiet knowing.

Your heart feels it.
Your head makes sense of it.
Your gut is calm.

That’s usually when it’s the one 🏡

𝗙𝗼𝗿 𝘀𝘂𝗿𝗲 𝘁𝗵𝗲 𝗺𝗼𝘀𝘁 𝗰𝗵𝗮𝗼𝘁𝗶𝗰 𝗲𝘅𝗽𝗲𝗿𝗶𝗲𝗻𝗰𝗲 𝗼𝗳 𝗺𝘆 𝗹𝗶𝗳𝗲!
They.drove.me.nuts.

They:

* Changed their mind about how “ready” the house needed to be every other day
* Went back and forth on whether they were selling… or staying… or selling again. Ugh.
* Over-analyzed prep decisions — paint colours, fixtures, gardens, minor repairs
* Considered kitchen upgrades that turned out to be totally unnecessary 😅
* Way underestimated how much stuff was really in the house
* Got overwhelmed by years of sentimental things from deceased relatives (eventually had to call in professional organizers)
* Panicked over cosmetic details that didn’t actually matter
* Tried to do it all themselves… until they realized they weren’t a superhero
* Ignored how good the house actually was, while fixating on what was “wrong”

There were times I genuinely questioned whether I could keep working with them 😅

And then it hit me…The worst client I’ve ever worked with was actually…
ME.

This was during my own move, and wow, did it humble me.

Moving brings out every emotion under the sun. Even people who “know what they’re doing” can spiral when it’s their memories, their money, and their next chapter on the line.

That’s where my empathy comes in.
It’s why I build structure into the process.
And it’s why your stress never scares me. I’ve lived it.

Built in 1880, 193 Waterloo St. is a multifamily property full of charm and history. It has so much character, but like many older homes, it also had some visible quirks. Slanted floors, uneven stairs, and some basement concerns. Although these gave the home personality, they also made buyers hesitate.

𝗧𝗵𝗲 𝗖𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗲:
The home had great potential, and many loved it. However, the visible issues left many buyers unsure if they were ready to take it on. After some time on the market, we needed a different approach to remove the “roadblocks” for a sale.

𝗧𝗵𝗲 𝗧𝘂𝗿𝗻𝗶𝗻𝗴 𝗣𝗼𝗶𝗻𝘁:
We realized for buyers to feel confident, we had to address their concerns. We called in and invested in a professional engineer. Their report cleared up the "unknowns". This clarity gave buyers the confidence and clarity they needed to move forward.

At the same time, we adjusted our pricing strategy to reflect the home’s potential. While accounting for the work it required. This along with targeted social media campaigns and exposure on Realtor.ca. We were able to ensure the property reached the right buyers.
