📊 August Market Update

The average sale price in our region saw a sizeable decline from last month, dropping ⬇️ just over $12,000 to $590,550 — its lowest point in more than three years.

At the same time, inventory reached a new high of 6.3 months, continuing to give buyers more choice and negotiating power. New listings totalled 1,403, while 526 homes sold, making for a relatively quiet August for home sales.

With inventory continuing to outpace buyer demand, strategic pricing is more important than ever. The fall market is just around the corner, and we can expect listing activity to increase as we move into September. For sellers, pricing your home correctly from the start can be one of the most important factors in attracting buyers and remaining competitive in today's market.

📊 July Market Update

The average sale price in our region saw a minimal decline from last month, dropping ⬇️ just over $3,600 to $603,006. As expected for the heart of summer, both new listings and sales declined from the previous month, with 1,543 new listings and 686 homes sold.

With inventory continuing to outpace buyer demand, strategic pricing is more important than ever. The fall market is just around the corner, and we can expect an increase in new listing activity as we move into September. For sellers, pricing your home correctly from the start can be one of the biggest factors in attracting buyers and remaining competitive in today's market.
