We call this picture PROOF. 🏡

We hear it all the time: “Young people will never be able to afford a home.” And while we know times are tough and life is expensive, we still believe homeownership is possible, and this amazing young couple in their mid 20s is proof.

They made a plan and stuck to it. They opted out of new cars and monthly car payments, prioritized saving, and kept their eyes on the bigger goal. And now they’ve purchased their very first home, a brand-new two bedroom condo in Langley, in one of the best buyer’s markets we’ve seen in a long time.

Informative post from GVRB this morning (see their page for the stats). To summarize, the August numbers are in, and they reinforce just how important pricing strategy is in today’s market.

Home sales across Greater Vancouver were down 4.6% year-over-year and remain more than 20% below the 10-year seasonal average. Meanwhile, active inventory is still 26.2% above the 10-year average, giving buyers plenty of choice. The benchmark price is now 5.6% lower than a year ago.

For sellers, this is not a market where you want to “test” a higher price and adjust later. The first few weeks on the market matter. If a home starts too high while prices are drifting downward, reductions can end up chasing the market down — and by the time the price catches up, buyers may already see the listing as stale.

Sharp pricing from day one doesn’t mean giving your home away. It means positioning it where buyers see value, creating urgency and giving yourself the best opportunity to sell before the market moves again.

In a changing market, the right list price isn’t based on what a neighbour sold for six months ago or what you hope to get (or even what you ‘need’ to get!). It needs to reflect what buyers are willing to pay today.
