Apartment sales lag, other housing segments steady.

Led by slow sales in the apartment segment, home sales registered on the MLS® in Metro Vancouver were down nearly four per cent in May compared to last year. While attached sales held relatively steady and detached sales edged up, apartment sales weighed down the overall sales total. With a healthy level of inventory easily absorbing the relatively muted level of demand, price trends across all housing types were flat month-over-month.

April didn’t break the trend; it carried it forward. It acted like a spring market in its own way. While not the volume of sales we are used to in Metro Vancouver, it carried forward from March and previous months to make April the best month for sales since the fall.

After two months of accelerating momentum, the Metro Vancouver market moved into a more measured phase in April 2026. Sales continued to rise, inventory expanded more meaningfully, and the overall market shifted slightly back toward buyer-leaning conditions in some areas.
