دلایل اصلی این تغییر:

✅فروش واحدهای پیش‌فروش به شدت کاهش یافته است.

✅معافیت مالیاتی(HST Rebate) برای پروژه‌های اجاره‌ای، هزینه ساخت را کاهش داده است.

✅کاهش هزینه‌های توسعه(Development Fee) توسط شهرداری‌ها، ساخت پروژه‌های اجاره‌ای را جذاب‌تر کرده است.

✅سازندگان در شرایط فعلی، بازدهی بهتری در پروژه‌های اجاره‌ای می‌بینند.

🏢 This particular condo sale came with unique challenges. The unit was tenant-occupied, which meant coordinating showings around the tenant’s schedule, addressing buyer concerns, and navigating Ontario’s tenancy laws.

🤔 Many prospective buyers were hesitant because they were uncertain whether vacant possession could be secured before closing. As investors know, when a purchaser intends to continue using the property as an investment, existing tenants generally have the right to remain in place.

🤝 Through consistent communication, professionalism, and a respectful relationship with the tenant, I was able to help facilitate an agreement that worked for all parties involved. The tenant agreed to vacate on closing, giving buyers the confidence they needed to move forward.
