Ontario Micro-Condos Face Steep Depreciation
The GTA real estate landscape has seen notable shifts in Mid-Q3 2026. The average home selling price sits at $993K, down about 3% from last year, signaling that buyers are starting to find more opportunities. Condos, in particular, have felt this shift: the average price for a GTA condo apartment has dropped to $618K compared to a year ago, and the smallest units—micro condos under 500 sq-ft—have experienced the steepest depreciation. These micro condos have become especially challenging to sell, as more buyers now have access to larger options that may better suit their needs. Early in Q3, around 98% of GTA neighbourhoods with at least five condo sales saw units closing below the listing price, giving buyers more room to negotiate. While single-family homes also experienced underbidding in about 92% of GTA neighbourhoods, condos have proven more sensitive, with investor demand cooling and more investor-oriented properties lingering on the market.
