At 252 Church, the lockbox rack is on the P2 railing. I’ve been there at least 45 times and know the building well. With almost 45 listings on the market and instructions that just say “blue lockbox,” finding the right one can feel like it takes until Christmas. 😂

A key kiosk would make things much easier and more convenient, reduce lockbox clutter, and could even generate extra revenue for the building.

After reading condo cases for years, I thought I had seen everything.

Then I came across a CAT case where an owner TSCC 2543 Triump at Vahallah tried to recover their realtor commission because a tenant moved out due to a noisy neighbour. 😂

The argument was essentially:
🗣️ “My tenant left because of the noise.”
🗣️ “I had to hire a realtor.”
🗣️ “Someone should pay my commission.”

As someone with over 5 years in condominium management and now working as a condo realtor, I can honestly say this is the first time I’ve seen an owner try to make a condo corporation and a neighbour pay for the cost of finding a new tenant. 😂

The Tribunal agreed there was unreasonable noise, but when it came to the realtor fees, the answer was basically:

“Nice try.” 🤣

The owner was seeking about $2,599 in realtor fees. The final award?

💰 $75.

Imagine spending months at the Tribunal to turn a $2,599 claim into a $75 recovery. That’s a tougher negotiation than some condo status certificate reviews. 😂

On the bright side, the case is a great reminder that:
✅ Condo corporations don’t have to be perfect, but they do need to document and enforce.
✅ If you’re claiming damages, you need evidence—not assumptions.
✅ Sometimes CAT decisions provide better entertainment than Netflix.

Condo law never disappoints. 🍿🏢😂

Even in a 9-month-old condo, you can sometimes see major water damage incidents. At Times & Space Condos, I counted at least 16 dehumidifiers on a single floor. Makes you wonder what kind of flood occurred! 🤣

From my experience, remediation costs can vary significantly depending on the extent of the damage and how long the equipment needs to remain in place. A typical remediation project can easily range from $2,000 to $10,000 or more, especially when multiple dehumidifiers, air movers, and restoration work are required.

It’s a good reminder that even brand-new buildings are not immune to leaks, floods, or water damage incidents. 💧🏢

In condo living, balconies are a great place to enjoy a morning coffee, fresh air, or simply relax. But realistically, most Canadians only use their balconies regularly for about six months of the year, from April to October.

I’ve seen condos with 300 sq. ft. terraces that many owners dream of having, yet most are still used mainly for occasional relaxation.

When balcony restoration projects such as waterproofing and concrete repairs take place, owners often become frustrated about losing access for a few months and having to remove their belongings. However, these projects are essential to protect the building, prevent water damage, extend the life of the balconies, and maintain resale value.

A few months of inconvenience can result in a renewed balcony, a healthier building, and stronger resale value for all owners. Sometimes the projects owners dislike the most today are the ones that benefit the condominium the most in the long run.

Everyone’s favourite condo topic to discuss—even among the realtors and condo board members I know—is maintenance fees. Yes, maintenance fees! 😂

As someone with a background in condominium management, condo board experience, and real estate, I can tell you that maintenance fees are one of the most misunderstood aspects of condo ownership.

The reality is that maintenance fees almost always increase over time. While there may be an occasional year where fees remain stable or even decrease slightly, rising operating costs, inflation, insurance premiums, utilities, and future repair requirements generally mean fees will eventually need to increase.

Many people ask where their maintenance fees go. Depending on the size and location of the building, 24-hour concierge service is often one of the largest budget expenses. Other major costs include property management, cleaning and janitorial services, repairs and maintenance, utilities, insurance, landscaping, and contributions to the reserve fund.

At the end of the day, maintenance fees are funded by the owners. Every owner contributes their share to ensure the building is properly maintained, operated, repaired, and financially prepared for future capital projects.

While no one enjoys seeing maintenance fees increase, a well-managed building with a healthy reserve fund and a strong operating budget is often better positioned to protect and enhance property values over the long term. Deferred maintenance may keep fees lower today, but it can lead to much larger costs in the future.

My family, friends, realtor colleagues, investors, and clients are always sending me condo budgets and financial statements to review. 😂 I guess when you have a background in condo management, you become the person everyone calls when they want to know why their maintenance fees went up. 🤣

A good condo budget may not be exciting to most people—but for condo owners, it tells the story of how well their building is being managed and how prepared it is for the future. 🏢📊

Let’s talk about one of the most sensitive topics in condominium living: Power of Sale.

As someone who has worked in condominium management and served on a condo board, I have seen firsthand how these situations develop.

When does it happen?

A Power of Sale can occur when an owner fails to pay condominium fees, special assessments, chargebacks, or other amounts owed to the condominium corporation.

For example, imagine an owner owes $2,600 in chargebacks:
• $700 for a plumbing investigation
• $1,900 for remediation work

Management sends reminder notices and provides opportunities to discuss or resolve the matter. However, if the owner ignores the notices, fails to update their contact information, and does not communicate with management, the debt can continue to grow.

Eventually, the corporation will register a lien. If the outstanding balance remains unpaid, the corporation has legal remedies available under the Condominium Act. For rented units, rent payments may be redirected to the corporation. In more serious cases, the corporation may proceed with a Power of Sale.

I have seen cases where owners ignored repeated notices and opportunities to resolve the issue. After exhausting all reasonable efforts, the condominium corporation had no choice but to proceed with enforcement to recover the outstanding funds.

The lesson is simple: keep your contact information up to date, communicate with management, and address outstanding balances promptly. Power of Sale is not a situation any owner wants to experience.

Many condo owners think it rarely happens. In reality, I have seen approximately 40 condominium Power of Sale cases across different condominium corporations this year alone—not 4, but 40.
