🏡 Is the GTA real estate market starting to shift again?
It’s been a little while since we’ve shared a market update on here — and the latest numbers are worth talking about.
According to TRREB’s August 2026 market stats:
📊 5,057 homes sold — down just 2.1% from last year
🏡 12,075 new listings — down a much larger 14.1%
💰 $993,410 average selling price — down 2.7% year-over-year
📉 HPI benchmark — down 4.5% year-over-year
So what does this actually mean if you’re thinking about making a move?
🔑 BUYERS:
Prices are still below where they were last year, but the amount of new inventory coming to market has dropped significantly. That could mean less choice — and potentially more competition for the right homes — as we move further into fall.
🏡 SELLERS:
This doesn’t mean every home will suddenly sell quickly or prices are about to jump. But with new listings down considerably compared to last year, well-priced and well-presented homes could be entering a more favourable environment.
👀 WAITING FOR THE MARKET TO CHANGE?
This is where things get interesting.
Prices are still lower year-over-year, but inventory is tightening. If that trend continues, the negotiating environment we’ve become accustomed to could start to change.
The Fall 2026 market may be less about waiting for the “perfect” time — and more about recognizing the right opportunity when it appears.
