Living near Don Mills Station is one of the most convenient locations in North York. There is quick access to many amenities such as Fairview Mall, T&T, FreshCo, Library, Subway, YRT and many more. But not all condos in the area are the same. Condos such as 188 Fairview Mall may look close to the subway station but it is still over a 10 mins walk to the subway. Congratulations to my clients on successfully leasing out their unit! In today’s rental market, securing a quality tenant and minimizing vacancy are top priorities for landlords. While the unit was partially furnished, I suggested a more flexible approach: listing it as both furnished and unfurnished to maximize exposure. By creating two distinct listings, we were able to gain more visibility, as many agents and tenants specifically search for unfurnished units. In the end, we leased the unit as an unfurnished in just four days, with the deal closing four days later.

Congratulations to my repeat clients for securing this one-bedroom unit at Optima on the Park Ⅱ! Prior to finding this home, I assisted them in trying to negotiate their current rent, as I understand that moving is no small task. In the end, they reached out and I’m so happy to have helped them find this great unit. Units are rarely available for lease in this condo with just 14 one-bedroom units leased since the beginning of COVID, averaging less than 3 units a year. In our case, the unit was vacant, but we needed a closing date more than a month away.
