Toronto Housing Market Sharply Reverses
The Toronto housing market has experienced a notable shift, with inflation-adjusted home prices dropping around 10% year over year—the steepest reset among the cities tracked worldwide. Benchmark prices have also declined, with the composite home-price measure now about 5% lower than last year on a seasonally adjusted basis, placing recent values near $931,000. For those considering central condos, affordability on income may look improved; however, when factoring in mortgage interest, maintenance, taxes, and risk premiums, owning still comes at a higher cost than renting. For us as brokers, this creates only a brief period where softer prices could present opportunities—especially as market conditions may tighten quickly if demand rebounds before supply catches up. To return to the affordability levels seen in 2019, Toronto will need to increase annual housing starts by about 50% over the next decade. As someone deeply engaged in both residential and commercial real estate in Toronto, I continue to monitor these trends closely to provide clients with strategic advice tailored to this complex and evolving market.
