加拿大政府宣布:首次购房者购买100万以下新房可免GST,100万–150万的新房, GST将获得部分减免,最高可节省 $50,000。

适用于 2025年3月20日至2031年. 期间签署的购房合同,目前已由 Canada Revenue Agency 开始受理退税申请。

这项政策进一步推动首次购房需求,为 预售楼花和新樓盤销售带来机会.

The First-Time Home Buyers‘ (FTHB) GST/HST rebate (via Bill C-4) eliminates the 5% federal GST on new homes costing up to $1 million, offering up to $50,000 in savings. Aimed at increasing affordability, it applies to new builds or substantial renovations, with a reduced rebate on homes up to $1.5 million. The debate centers on its exclusive focus on first-time buyers and new builds, excluding repeat buyers and seniors downsizing.

Final Completion Deadline: The home must be ”substantially completed“ and you must take possession or ownership before January 1, 2036.
