Despite recent progress, Toronto remains the second least affordable among tracked markets, with just a 1-point gap from a potential ranking change. In Toronto, home prices have fallen 11% over the past year—the steepest decline among 23 major cities—and are now almost 30% below their peak. Vancouver has also experienced a 10% annual drop and is down 20% since 2022. These changes are fueled by higher interest rates, the foreign-buyer ban, and increased housing supply, and further declines are anticipated.
