1. Donโt skip the inspection. For condos, also review the status certificate and reserve fund; for new builds, do the pre-delivery inspection and check your provincial new-home warranty.
2. Donโt ignore the local market. Run the numbers for rents, vacancy, taxes, insurance, condo fees, and any short-term rental or zoning bylaws. Rules and returns are hyper-local.
3. Donโt over-leverage. Remember the mortgage stress test, and keep buffers for rate changes, maintenance, and vacancies.
