The fall market is over, folks. And it went by quickly!

It’s amazing how we went from the hot summer into back-to-school mode in the fall, through Halloween, and past the dregs of November. Maybe I’m sounding like a clichĆ© parent: ā€œā€¦they grow up so fastā€¦ā€ or ā€œLife moves pretty fast; if you don’t stop and look around once in a while, you could miss it,ā€ but nevertheless, the three short months of 2023 fall real estate market flew right by.

If I wanted to describe this fall’s real estate market in a single world, one which is currently en vogue, and perhaps from the urban dictionary, I might call it a ā€œNothingburger.ā€

Yes! I finally got to use it!

Many of us were geared up for a ā€œbig fallā€ only to find disappointment awaiting immediately on the other side of the Labour Day long weekend. While the average home price did increase from August to September and from September to October, as you’ll read in the next section, it finished the fall market back in line with summer pricing.

Sales remained flat. Listings remained unspectacular. The market and its participants took a very long time adapting to a balanced market rather than the seller’s market we had grown accustomed to.

Sellers didn’t want to sell for market value, and buyers weren’t willing to pay market premiums.

The result was some of the lowest sales figures we’ve ever seen.

Last week, I stumbled upon a gem in Leslieville – a 2-bed, 2-bath freehold property now at $950,000 from its initial $1,250,000. The market dance has seen it drop, and I'm eyeing this chance with intent.⁣

In the whirlwind of Toronto's real estate, this property might've fetched $1,350,000 in Feb '22 at our market's "peak." And you know what? I believe it will return there. Not tomorrow, not next year, but eventually.⁣

Yes, interest rates are high, but hear this - even at 6%, this property would "only" lose about $300/month with a tenant. Some might call it risky, but that's $3,600/year. Funny enough, this property's seen a $300,000 price drop since August.⁣

What's my take? The current scene is the greatest buying opportunity in years. I'm gearing up to make a splash because, honestly, "I can't afford not to."⁣

Think about it – years later, we'll meet folks with a killer real estate portfolio, which might just trace back to this very downturn in 2023. I'm not just throwing words, stats and evidence back it.⁣

You know, there's something to be said for setting goals - and I mean even the really big ones.

Without goals, I don’t think we have much in the way of direction.

And I think our goals should be all encompassing.

Maybe it’s a health and fitness goal. I know this is something I’m constantly trying to improve.

Maybe it’s a business goal. For me, the better and smoother my business is, the better my clients are being taken care of.

Or maybe it’s a certain lifestyle or goal for the future! This comes up alot when helping my clients find the right home.

It's not just about the goal itself; it's about the climb to get there and the things you learn on the journey. Those lessons, the growth, the sweat, and sometimes even the tears - they shape you.

Goals, big or small, act like a compass.

They guide us, keep us on track, and provide that spark of motivation when things get tough.

And sometimes, they remind us to dream and to reach for things that may seem out of reach.

So aim high and enjoy the journey!
