Sometimes a home doesn’t need a complete renovation—it just needs the right vision.

This property had previously been listed with a local agent for 361 days without selling. Buyers simply weren’t connecting with it, so we changed how they experienced the home.

We got to work:

✨ Fresh, neutral paint throughout
✨ Updated light fixtures
✨ Strategic staging and repositioning
✨ Showcased the main-floor bedroom beside the full bathroom
✨ Added a barn door to improve the basement entrance
✨ Removed a cabinet that prevented the fridge from opening properly

Sometimes, as a real estate agent, you just know.

From the moment we stepped into this home, I knew.
When you spend enough time getting to know your buyers — how they live, what they need now and what they’ll need in the future — sometimes you walk into a house and everything just makes sense.

Of course, they rightfully wanted to see a few more homes. And they should! Buying a home is a huge decision.

But I also know this market. Good detached homes under $1M in Pickering can move quickly, and with weekend showings coming up, I didn’t want them to lose an opportunity while we continued looking.

So we strategized: get our offer in first, then go see the other homes they wanted to see. That way, we had a head start while still giving them the opportunity to compare.

And I think we all knew. 😂

A lot of people think real estate is just putting a sign on the lawn and walking away. The truth is, that’s probably the easiest part of the job.

Behind every sale are months of preparation—sometimes months of pushing clients outside their comfort zone. Decluttering. Staging. Cleaning. Repairs. Professional photography. Floor plans. Countless check-ins, follow-ups, strategy sessions, and difficult conversations.

Then comes pricing. In a market like Toronto, there’s no crystal ball. Markets shift quickly, and no agent can guarantee an outcome. What we can do is prepare. We study the competition, analyze what’s selling—and just as importantly, what’s not. If everyone else is doing one thing and it’s not working, sometimes the best strategy is to do the opposite.

For this property, we chose to over-prepare and strategically underprice. The result? We achieved the highest sale price in this complex in the past two years. To be clear, I’m not saying it’s the highest sale ever—just the highest in the last two years. Honesty matters.
