By 2030, about 25% of the population will be 65+. Normally, many would downsize but there’s a problem: there aren’t enough smaller, suitable homes.

49% of Canadians say downsizing options are limited
65% of seniors say there are little to no suitable homes
46% of seniors plan to stay where they are because they can’t move

🔲 This creates a domino effect: seniors stay in larger homes fewer homes open up for younger buyers the market slows down.

Demand for senior friendly housing is high, but supply is low. Until this gap is addressed, the natural flow of the real estate market remains stuck.

⛔ And with 23% of Canadians under 34 hoping to buy in the next 10 years, this imbalance is becoming a serious challenge.

📉 Toronto real estate continues to cool. Prices are down, and transaction activity has slowed.

Buyers are cautious, but the market is not dead. For those ready to act, this is a rare window to negotiate better deals and avoid intense competition.

⏳ Waiting for the “bottom” often means missing the opportunity because by the time everyone feels confident again, bidding wars can return quickly. Even today, well-priced homes are still attracting multiple offers.

Yes, you might sell for slightly less, but you can also buy your next home at a discount. It works both ways.

For example: losing $100K on a condo sale could mean gaining $300K in savings on a higher value home.

🎯 Smart strategy matters more than timing the market.

A new HST rebate on new homes has been announced.

Here’s what you need to know:
• Up to $130,000 rebate on new homes
• Available for 1 year only (agreements from April 1, 2026 - March 31, 2027)
• All buyers qualify - first-time, repeat, and investors
• Must be a new build
• Can be used as a primary residence or long-term rental

Rebate structure:
• Up to $1M → full 13% rebate
• $1M–$1.5M → max benefit ($130K)
• $1.5M–$1.85M → gradually reduced
• $1.85M+ → minimum rebate ($24K)

Yes… this really happened to me back then in Alberta.

The buyer insisted that a tree shown on the City’s Plan should have been standing in front of the house. They attempted to use it as leverage to negotiate the price down 💸

Here’s the twist:
The tree had never been planted. It existed only on paper - nothing more than a dot on a Municipal Plan 📍

Creative buyers come up with creative excuses, and they often find inventive reasons to renegotiate. Over the years, I have seen just about every tactic imaginable, but this one still stands out 😄
