Here’s what you need to know:
• Up to $130,000 rebate on new homes
• Available for 1 year only (agreements from April 1, 2026 - March 31, 2027)
• All buyers qualify - first-time, repeat, and investors
• Must be a new build
• Can be used as a primary residence or long-term rental

Rebate structure:
• Up to $1M → full 13% rebate
• $1M–$1.5M → max benefit ($130K)
• $1.5M–$1.85M → gradually reduced

Yes… this really happened to me back then in Alberta.

The buyer insisted that a tree shown on the City’s Plan should have been standing in front of the house. They attempted to use it as leverage to negotiate the price down 💸

Here’s the twist:
The tree had never been planted. It existed only on paper - nothing more than a dot on a Municipal Plan 📍

Creative buyers come up with creative excuses, and they often find inventive reasons to renegotiate. Over the years, I have seen just about every tactic imaginable, but this one still stands out 😄

🤦‍♂️ I am amazed by this logic: “Just wait a year or two before you buy a house. Prices will drop.”

Okay, let’s pretend that happens. But where are you supposed to live during those two years? Probably not in the park 🌳. So, you will be renting and at around 2.5K a month, that’s about 60K gone in two years. Not great math.

Now the real question: Will a normal, middle‑class home actually fall by 60K? Maybe a few older houses in less desirable areas will, but most won’t 🏡.

I am speaking from experience. I built my own house and went through every step: buying the lot, trying to renovate, tearing it down, permits, architects, inspections, construction. Labor and materials have increased over the past two years, and there’s zero sign of those costs dropping. Prices are only going higher 📈.

So no, houses won’t magically get cheaper. Maybe a small correction, but you will still spend far more on rent than you will ever save.

And if real estate is such a “bad investment,” why are major investment banks pouring money into it? They are not doing it to lose. Anyone who understands the market can see why real estate remains a solid investment 💼.
